Menomonee Falls approves 350-unit senior housing development

Project slated for corner of Pilgrim and Lisbon roads

The northwest corner of Pilgrim and Lisbon roads has finally met its match. That will be the future home of a new senior housing community known as Dixon Hollow, after the village board on May 5 put its stamp of approval on the project.

Several other proposals for that piece of land, including a proposal from Wal-Mart, have been met with challenges in the past, due to concerns from neighbors about the type of development to go into the property. Since then, the land has been rezoned from commercial and mixed-use to institutional, which helped facilitate the Dixon Hollow proposal.

The board approved the first of three phases, which will ultimately include a total of 350 units with varying levels of care, in addition to a town center and church. The first phase will include a 312,517-square-foot building with multiple wings and underground parking, according to Director of Community Development Matt Carran. The town center will include administrative offices, as well as several amenities, including a kitchen, community room, theater and salon.

"We've had a couple of proposals to go into this spot," said trustee Steve Raymonds, who also sits on the Plan Commission. "This is really the best fit. ... It's a whole community with different levels of care, and very nicely fits into this area as opposed to other proposals trying to squeeze something into an area that maybe didn't fit."

As opposed to prior proposals, Village President Randy Newman said he thinks the neighboring residential property owners to the north and west will agree this is the right thing for the area.

"With that vacant lot, there was always a worry of what kind of retail or what would go in there," Newman said, "so I think this can finally let them breathe a sigh of relief and know ... what's going in there will be a great asset to the community."
